About the Role

The Contracts Manager will oversee construction delivery across multiple residential developments, taking responsibility for programme, quality, commercial performance and site operations.
Cityscape is recruiting for a residential developer delivering new-build housing, with developments across London and the South East. 

What You Will Do

The Contracts Manager will coordinate project teams and maintain consistent construction standards across the developments under their control.

• Lead construction teams across multiple residential developments, maintaining agreed programmes, quality standards and safe working practices.
• Monitor project programmes and coordinate site activities to identify delays and maintain progress against construction milestones.
• Review subcontractor performance, resolving delivery issues and maintaining appropriate workmanship standards throughout the construction programme.
• Coordinate with commercial, technical and design teams to resolve construction information and procurement issues affecting site delivery.
• Conduct regular site reviews covering programme, quality, health and safety, subcontractor performance and outstanding construction matters.
• Support project handovers by monitoring completion, snagging, commissioning and close-out activities across individual residential developments.

• Demonstrate experience as a Contracts Manager overseeing multiple new-build residential construction projects simultaneously from construction through completion.
• Hold a valid CSCS management card relevant to managing construction operations on active residential development sites.
• Hold a current SMSTS qualification covering the health and safety responsibilities associated with managing construction site operations.
• Demonstrate experience managing site teams, subcontractors and construction programmes across multiple live residential developments.
• Demonstrate experience administering residential construction delivery and associated contractual procedures.
• Hold a construction management qualification at HNC, HND or degree level, or an equivalent industry qualification.

• Hold current First Aid at Work certification for working within an operational construction environment.
• Hold and NVQ or CIOB membership, or be working towards professional membership within the construction management discipline.
• Demonstrate experience coordinating residential developments from pre-construction handover through build, completion and customer handover.
• Demonstrate experience working across geographically dispersed residential sites while maintaining consistent delivery and reporting standards.
