Maintenance Manager - Luxury Residential Development Location: Putney, South West LondonSalary: Competitive, dependent on experienceContract: Permanent, Full-TimeHours: Monday-Friday, 8:30am-5:00pm (1-hour unpaid lunch)Reports to: Property Manager About the Role We are seeking an experienced, hands-on Maintenance Manager to oversee the maintenance and upkeep of a high-end residential development comprising 90 apartments in Putney. Key Responsibilities Maintenance and Repairs Carry out hands-on repairs, including basic plumbing, carpentry, decorating, door hardware and general building maintenance. Respond promptly to reactive maintenance requests, prioritising urgent issues. PPM and Compliance Develop, organise and manage the building''s PPM schedule. Coordinate servicing and inspections of building systems, plant and equipment. Monitor fire safety, emergency lighting, water systems and access controls. Maintain accurate maintenance records, compliance documentation and contractor logs. Contractor and Project Management Coordinate and supervise external contractors and specialist trades. Plan and oversee minor refurbishments, repairs and improvement projects. Obtain quotations, organise materials and monitor project timelines. Ensure works meet agreed quality, safety and budget requirements. Building Operations and Resident Relations Maintain excellent standards throughout communal areas, plant rooms and external spaces.
