Estimator – Property Services

Salary: £70,000 – £80,000
Type: Permanent
Working hours: Monday–Thursday 8am–5pm, Friday 8am–4pm
 

The Opportunity

An established and growing Property Services contractor is looking to appoint an experienced Estimator to join its commercial team in North London.

The business has a strong track record across social housing, planned maintenance and refurbishment, working across a broad range of programmes including kitchens and bathrooms, external works, cladding, fire remediation, retrofit and wider property improvement works.

This is a genuine opportunity to join a growing estimating function where you will have input into tender strategy, supply chain engagement, pricing and bid selection, rather than simply pricing every opportunity that comes through the door.

The Role

As an Estimator, you will be responsible for preparing competitive and commercially sound tenders across a range of Property Services and Social Housing opportunities.

You will work closely with the commercial and operational teams, clients and supply chain to understand the scope, assess risk and develop accurate pricing.

Your responsibilities will include:

• Preparing detailed estimates and tenders for Property Services and Social Housing projects
• Reviewing tender documentation, specifications, drawings and schedules
• Pricing planned maintenance, refurbishment and property improvement works
• Working with subcontractors and suppliers to obtain, assess and challenge quotations
• Building and maintaining strong supply chain relationships
• Reviewing NHF/SOR rates and understanding how they relate to the actual scope of works
• Assessing labour, materials, subcontractor costs, preliminaries, risk and margin
• Identifying commercial risks, assumptions and opportunities within tenders
• Supporting early-stage bid decisions and tender strategy
• Working closely with operational and commercial colleagues to understand delivery implications
• Maintaining accurate tender records, pricing information and supporting documentation
• Contributing to a structured and consistent estimating process

Experience Required

We are looking for an experienced Estimator who understands the Property Services / Social Housing environment.

You will ideally have experience across several of the following:

• Planned maintenance
• Social Housing / Housing Association frameworks
• Term contracts
• Kitchens & bathrooms
• Internal and external refurbishment
• External works
• Cladding
• Fire remediation
• Retrofit / energy efficiency works
• NHF / SOR pricing
• Long-term frameworks
• Subcontractor procurement and supply chain management
• Competitive tendering

Experience within a Tier 1, major Tier 2 or established Property Services contractor would be particularly beneficial.

This role would suit someone who can demonstrate genuine experience pricing Property Services work rather than a general construction or new-build background.
