Property Manager
Property Manager - Hale Monday - Friday, 9am - 5:30pm - NO WEEKENDS! £26,000 - £27,000 basic + Bonus - £30K OTE
An established and well-respected estate agency in Hale, known for its strong reputation in the local property market are now looking for a Property Manager to join their team and take ownership of a busy portfolio of around 100–200 properties.
This is a varied, hands-on role covering all aspects of residential property management, from day-to-day maintenance queries through to more complex issues such as deposit disputes and tribunals. You'll play a crucial role in growing and managing the residential portfolio, so a positive, can-do approach to a wide variety of enquiries, maintenance issues and complaints is essential, alongside a genuine interest in delivering great service to landlords and tenants alike.
What you'll be doing
- Playing a crucial role in the management and growth of the residential portfolio, taking ownership of a portfolio of properties
- Overseeing incoming property maintenance enquiries with a positive, solutions-focused approach
- Arranging and conducting property inspections, producing clear and accurate reports
- Coordinating with contractors to ensure repairs and maintenance issues are resolved quickly and cost-effectively
- Liaising with landlords and tenants as their key point of contact throughout the tenancy
- Implementing rent increases and overseeing potential tribunals where required
- Overseeing all compliance and legal regulatory requirements relating to the portfolio
- Undertaking checkout procedures and managing deposit returns and disputes
- Retaining existing stock and helping to obtain new stock for the growing portfolio
- Upselling additional products to landlords, such as rent guarantee insurance
- Serving notices and supporting the wider team through the process where required
- Keeping accurate, up-to-date records on the office's property management system
What we're looking for
- Some experience in property management and lettings is ideal
- Knowledge of rental and tenancy laws and regulations is useful
- Familiarity with property management systems such as Alto or Fixflo would be a distinct advantage
- A full, valid UK driving licence is essential
- Excellent written and verbal communication skills
- Effective problem-solving and decision-making skills
- A positive, proactive approach to handling a wide variety of enquiries and maintenance issues or complaints
- A team player who takes pride in delivering a high standard of service
