Role OverviewThe
Senior Quantity Surveyor
will be responsible for delivering full commercial management on construction projects, including budget preparation, cost estimates, progress reporting, subcontractor management, final account preparation, and client interaction. This role requires a commercially astute professional with strong experience in both residential and commercial projects, capable of managing financial performance while supporting project delivery teams.
Responsibilities
Report directly to the
Surveying Director, Project Director, and Project Manager
on all cost and contract matters.
Liaise with the
Design Team
to ensure project requirements and specifications are achieved.
Develop and maintain strong relationships with
Client Representatives , acting as a key commercial contact.
Attend site meetings, provide project cost updates, and escalate issues where necessary.
Review
tender enquiries
and prepare detailed
tender analysis .
Prepare
estimates and tenders
in collaboration with Head Office QS staff.
Negotiate contracts and fixed-price premiums that are cost-effective for the business.
Lead
pre-award meetings
with subcontractors alongside the Construction Team.
Manage subcontract procurement, packages, re-measurement, interim and final payments.
Monitor
contra charges
and issue timely notifications to subcontractors.
Process subcontractor payment certificates (fortnightly/monthly).
Oversee variation logs, signing off variations with the Junior Quantity Surveyor.
Issue interim payment applications and reconcile payments received.
Prepare and agree
final accounts
at project completion.
Lead
cost monitoring and reporting
using relevant construction software, including monthly cost reports.
Produce and maintain
cashflow forecasts
and issue monthly financial reports to Accounts.
Stay up to date with changes in industry regulations, standards, and competitive activity.
Undertake additional duties and project-related tasks as required.
QualificationsCandidate RequirementsEssential
Degree in
Quantity Surveying
or equivalent.
Minimum
5 years’ professional experience
with a strong track record in subcontractor and client management (valuations, variations, final accounts, cost reporting).
Solid understanding of
specifications, drawings, and bills of quantities .
Strong ability to extract quantities from drawings and issue enquiries to
subcontractors/suppliers .
Proficient in
Microsoft Office
and Quantity Surveying software packages.
Proven background in managing
commercial and residential projects .
Excellent budgetary management and cost-control skills.
Strong written and verbal communication, with the ability to explain complex financial data clearly.
Excellent organisational and time management skills; able to manage multiple priorities.
Self-motivated, proactive, and able to work with minimal supervision.
Flexible, resilient, and committed to achieving successful project outcomes.
Strong team player with the ability to collaborate across diverse project teams.
