Senior Quantity Surveyor - High-Rise Project (Manchester)

The Opportunity

We are seeking an experienced Senior Quantity Surveyor to take full commercial responsibility for a high-profile high-rise project in Manchester. You will work closely with the project and commercial teams to ensure successful delivery, manage risk, and maximise commercial returns.

This role is ideal for a commercially astute QS with main contractor or builder-focused experience, confident in managing large-scale construction projects and leading a small team of commercial staff.

• Take ownership of the commercial management for assigned project(s) or elements
• Implement and integrate the project commercial strategy
• Act as the commercial representative to clients and supply chain, managing contractual issues
• Prepare tenders, evaluate and select supply chain partners, negotiate and finalise orders
• Prepare and agree client and supply chain valuations, certificates, and payments
• Manage change control, variations, and ensure robust records are maintained
• Update projected final accounts and prepare supply chain final accounts in a timely manner
• Participate in value engineering and design development discussions
• Maintain independent oversight of commercial reporting, cash flow, and risk/opportunity registers
• Lead and mentor junior commercial staff, ensuring high standards
• Support pre-construction and tender activities as required
• Ensure compliance with all relevant policies, procedures, and commercial systems

• Strong written and verbal communication skills
• Proven ability to manage large-scale or complex projects and multiple stakeholders
• Commercially aware, proactive, and confident in decision-making
• Experience mentoring and leading commercial teams
• Knowledge of construction technologies and their commercial implications
• Experience drafting contractual correspondence and managing disputes
• Skilled in procurement, negotiation, and letting complex subcontracts

Qualifications & Experience:

• Degree in Quantity Surveying or Construction Management
• Minimum 10 years'' experience in construction and commercial management
• Professional membership preferred (RICS / MCIOB)
