Head of Planned Works and Voids Location: Bedfordshire, with travel across contracts and sitesSalary: Up to £70k plus car allowance and benefits We are working with an established social housing maintenance contractor to recruit an experienced Head of Planned Works and Voids to lead the operational delivery of planned maintenance, refurbishment and void programmes across multiple contracts. Reporting to the Director, you will lead contract and delivery teams, ensuring programmes are well resourced, commercially controlled and delivered safely, on time and to a high standard. Key Responsibilities Lead multiple planned works and void contracts across social housing. Manage and develop contract managers, site teams, direct labour and subcontractors. Oversee programmes including kitchens, bathrooms, roofing, and decorating. Drive improved void turnaround times and first-time client acceptance. Maintain control of budgets, forecasts, WIP, variations and profitability. Monitor programme, quality, productivity and client performance. Build strong relationships with housing associations, local authorities and residents. Identify delivery risks and implement effective recovery plans. Ensure high standards of health, safety, quality and compliance. Support mobilisation, new business and continuous improvement.
