My client is looking for an experienced residential property manager- 1 year plus experience They are a very well established, high-end independent! Salary up to £31,000 Experience The role would ideally suit someone with one to two years in the industry, with a broad knowledge of property management. Applicants will be able to demonstrate their ability to multi-task and tackle many files simultaneously whilst maintaining a calm demeanour and have no reluctance to handle difficult situations. Job role- Being the first point of contact for tenants from when they report maintenance issues Coordinating and arranging maintenance works during and between tenancies Updating tenants and landlords on work and ongoing works schedules Manage move out process, assess check out reports, advise clients on proposed deductions and negotiate deposit return process between relevant parties Manage mid term inspections and co-ordinate any related resulting reactive works Monitor works orders and invoices submitted by contractors to ensure accurate payments are made on behalf of clients Daily emails/calls Providing proactive advice to landlords Troubleshooting maintenance issues with tenants Property inspections/Property reports Managing online maintenance portal Managing and Liaising with various types of contractors Monitor and arrange compliance inspections (EICR, GSC, EPC''s etc) and arrange any resulting remedial works Assist HMO licencing applications and overseeing and arranging ..... full job details .....
