The Opportunity

Hays Construction are currently working with a leading main contractor to appoint a Senior Site Manager for a complex refurbishment project valued at over -40m in the centre of Reading. This is a site-based delivery role, reporting directly to the Project Director. The successful candidate will take responsibility for the internal works, with a particular focus on CAT A and CAT B delivery. The main programme runs through to 2028, with a further pipeline of work in the area valued at more than -30m. This offers strong continuity for someone looking to join a major contractor on a long-term basis.

The scope includes:

• CAT A and CAT B internal works
• Complex refurbishment and upgrade packages
• Coordination of finishes, services and specialist trades
• Management of multiple internal work areas
• Detailed programming and short-term planning
• Quality control and inspection of completed works
• Management of logistics and subcontractor interfaces
• Phased completion, testing and handover

The Role

As Senior Site Manager, you will lead the day-to-day delivery of the internal works and report to the Project Director. You will manage site teams and specialist subcontractors, ensuring each area is delivered safely, to programme and to the required standard. You will work closely with the commercial, design and building-services teams to resolve issues and keep the works moving.

Your responsibilities will include:

• Managing the delivery of CAT A and CAT B internal packages
• Leading Site Managers, supervisors and subcontractors
• Producing and managing short-term programmes
• Coordinating internal trades and building-services packages
• Monitoring progress against the main construction programme
• Managing quality inspections, snagging and remedial works
• Identifying design, programme and delivery issues at an early stage
• Working closely with the design and commercial teams
• Maintaining high standards of health and safety
• Reporting progress, risks and upcoming requirements to the Project Director
• Supporting testing, commissioning and phased handovers

About You

You will be an experienced Senior Site Manager with a strong background in delivering complex refurbishment and internal fit-out projects for a Tier 1 or established regional main contractor. You may currently be working as a Senior Site Manager, Site Manager or Package Manager on a similar scheme and be ready to take on greater responsibility.

You should be able to demonstrate:

• Experience delivering CAT A and CAT B fit-out works
• A strong background in major refurbishment or commercial fit-out projects
• Experience managing internal packages from commencement through to handover
• The ability to coordinate finishes, mechanical and electrical services, and specialist trades
• Experience managing subcontractors and site-based delivery teams
• Strong short-term programming, planning and sequencing skills
• A good understanding of quality control, inspections, snagging and handover
• Clear communication with project teams, consultants and subcontractors
• SMSTS, First Aid and a relevant CSCS card
