Project Director required-(Bespoke Residential / Custom Builder)

Role Overview

The Project Director for a bespoke or luxury residential builder in the UK leads the end-to-end delivery of high-value, architectural, and custom-built residential projects (typically ranging from prime London/country estates to bespoke architectural homes). You act as the primary bridge between ultra-high-net-worth (UHNW) clients, architects, interior designers, commercial teams, and site delivery units.

Key Responsibilities

• Client & Stakeholder Management: Serve as the main executive point of contact for private clients, project managers, and architectural/design consultants throughout the design and construction lifecycle. [1, 2]
• Project Delivery & Quality: Ensure ultra-high-end finish quality, material integrity, and design intent are executed precisely on-site without compromising structural or architectural details.
• Commercial & Financial Control: Oversee project budgets, cost forecasting, valuations, variations, and profit margins in close collaboration with the commercial/quantity surveying team.
• Programme & Resource Planning: Direct master construction programs, procurement schedules for long-lead bespoke/imported materials, and site-wide logistics.
• Supply Chain & Team Leadership: Recruit, mentor, and manage project managers, site managers, and specialist artisan subcontractors/trades tailored to bespoke craftsmanship.
• Compliance & Governance: Ensure strict adherence to UK Building Regulations, CDM 2015 safety standards, planning conditions, and bespoke contract protocols (such as JCT Design and Build).

• Required Qualifications & Experience

• Experience:- Experienced in construction management with a proven portfolio of delivering high-end bespoke residential, luxury refurbishment, or architectural new-build projects.
• Attributes: Exceptional diplomatic communication skills, aesthetic sensitivity, commercial acumen, and high attention to detail suited to discerning private clients.
